Buyers Inspection Guide For Used Mobile Homes

When buying a used mobile home there are several things to keep in mind. Below is a useful checklist that can help ensure you end up with a structurally sound manufactured home to call your own.

-Avoid Aluminum Wiring: Some mobile homes, especially those built in the 1970’s, might be equipped with aluminum wiring. This can be a fire hazard. Aluminum wiring expands when it’s warm and contracts when it cools, causing it to loosen over time. Aluminum also oxidizes and corrodes when it comes in contact with certain metals and this combination can lead to sparking in the walls. To check the wiring simply shut off the electricity, remove an electrical outlet and look inside. If the bare ends of the wire are silver, they are more than likely aluminum.

-Gaps Around Doors and Window Frames: When mobile homes are set up, they are placed on cinder blocks to meet the frame. Over time the home settles and can move and shift. Gaps around the doorframes and window frames, as well as wavy interior walls, can be an indication of a home in need of re-leveling. This can be a relatively inexpensive fix but be cautious of homes that have settled too much; it probably is not a good idea to purchase, even if you have it re-leveled.

-Check For Sagging Roof And Interior Ceiling Stains: Stains on the ceiling can be an indication of a roof leak. If is has just recently rained and the stains appear to be dry, the leaks have most likely been repaired. Additionally, if the stains have multiple rings, this likely means the roof has leaked on several occasions which is most likely a sign of bigger issues.

-Check For Wavy Shingles or Sagging Roof Lines: Be sure the singles don’t appear to be wavy, brittle or curled. All of these can be an indication of heat built up in an attic with poor ventilation; this is common in older mobile homes. Also, be sure to check for sagging rooflines, as this may be an indication of rotten wood in the roof support.

-Check Metal Roofs For Rust: If there is rust on the homes metal roof this is a sign that it was not properly sealed. Sealing on a metal roof should be done every 12-18 months.

-Check For Soft Spots In Floor: Many of the older used mobile homes have particleboard flooring. When these floors sustain water damage they become soft and sponge-like which can cause them to warp or even rot. Step of the floors throughout the house to check for any soft spots, pay special attention to the floor around the toilet, which has been known as a problematic area.

-Avoid Polybutylene Piping: This type of piping was once popular for its low cost and easy installation; however, it has been the source of many leaks and lawsuits. Not only does the piping break down over time, but the clamps used as tees, elbows and couplings tend to leak as well. If the plumbing in the home is gray, blue or black and 1/2” to 1” in diameter, have a licensed plumber come out to confirm whether or not it is polybutylene.

-Check Window Sealant: Check the plastic beading around the windows, because overtime UV rays cause it to become brittle which allows moisture into the home. If the beading is worn or cracked it will more than likely need to be resealed.
